This year, with over 900 entries across dozens of categories, the competition was tougher than ever and we’re proud to have walked away with an award.
Winner: Best Addition Under $1M – Keenan Project (Ralfallen)
The Keenan project is a beautiful 420-square-foot screened-in porch that extends the back of the home while blending seamlessly with its existing design. The vaulted ceiling is finished in Real Soffit tongue-and-groove in West Coast IPA, with a slightly darker-stained beam adding depth and contrast. Smooth Hardie plank columns painted to the homeowner’s preference frame the screens for a clean, modern look.
At the heart of the design is a gas fireplace, finished with Brick X Brick tile by Alison Victoria Pearl from The Tile Shop, paired with gas logs from Cunningham Living. Stylish lighting fixtures and ceiling fans selected by the homeowner complete the cozy, modern feel. Outdoors, a new walkway of stepping stones with black star gravel connects the space to the garage. Today, this stunning porch is the homeowner’s favorite room in the house.

Here we transformed a wide-open backyard into a fully functional retreat. The design includes a 600-square-foot covered patio, complete with an outdoor kitchen, gas fireplace, and retractable screens for year-round comfort. Beyond the patio, a custom-built sport court provides space for pickleball, basketball, and family fun, making the backyard a hub for both relaxation and activity.
Notable finishes include Nordic Silver Tumbled Pavers, a pre-stained Real Soffit ceiling in American Nut Brown, and a hand-hewn mantel from Old World Lumber Company. The outdoor kitchen features Black Mist granite and appliances from Cunningham Living, including a grill, refrigerator, ice maker, and EVO grill. With added patio heaters for chilly evenings, this backyard is designed to entertain in every season.

For the homeowners, the vision was clear: expand their existing patio into a larger, more open space for family gatherings and entertaining. TCP delivered with a 568-square-foot gabled patio cover featuring a soaring vaulted ceiling clad in pre-stained tongue and groove English Porter by Woodtone. To accommodate the higher roofline, a second-story window was replaced with a shorter one — a thoughtful detail that allowed the new structure to look completely original to the home.
The project highlights include a gas-burning fireplace finished in limestone veneer with a Natural Buff Lueders hearth, paired with a coordinating firepit for the open patio. Flooring throughout the space is Premium Silver Versailles tile from Keystone Tile, seamlessly tying the new and old areas together. The existing outdoor kitchen was preserved and now flows effortlessly into the expanded design, while stucco-finished columns add a refined touch.
